What Type of Pest Inspection Do You Need?


A pre-purchase timber pest inspection is only a visible inspection – we are not allowed to move any items or to damage walls to inspect further.

With a termite inspection, as you are the owner of the property, we can move items and carry out an invasive inspection with your permission.

  • The chances of a house being attacked by termites is high – CSIRO estimate that 1 in 5 new homes will be attacked within the first 5 years.
  • Termite activity can remain hidden for a long time, often only becoming visible when significant damage has been done.
  • Termites are subterranean (live underground) only coming above ground to feed. Their nest could be up to 100m away from your home.
  • Repair bills are often greater than $10,000 and sometimes it can be so bad the house needs to be demolished.
  • Expert inspectors can pick up the hidden and subtle signs of termite activity.
  • If the home has active termites or termite damage, you need to know! It’s your contractual right.

  • There are a number of beetles / borers that attack wood. With different species attacking different types of wood and cause differing levels of damage.
  • The adult beetles lay eggs in the wood, sometime before it is used in constructing the home. It is the larva that emerge that do all the damage.
  • Some borers causes significant damage and structural failure of timbers.
  • Treatment of effected timbers is generally not feasible / possible. The best option is to replace the effected timber.
  • Although less common than termite damage or wood decay, borer damage can require significant costs to rectify and is probably the timber pest that is most commonly missed by less experienced inspectors.

  • Of the three type of timber pests (termites, borers and wood decay), wood decay is the most common.
  • It is quite likely to observed at least a small amount of wood decay in most homes (eg. a bit of rot in the eaves under a leaking gutter), but in some homes it can be quite extensive and when it is in structural timbers it can be quite costly to fix.
  • As wood decay / fungal growth only occurs when there is high levels of moisture, the presence of decay indicates that there is either some environmental issue (drainage) or building issue (eg. roof leak) that needs fixing.
